North Dublin Self Build - 270m² New Build Design

This striking two-storey detached residence was designed for a growing family, balancing spacious internal layouts with a modern, symmetrical external appearance. At approximately 270 square metres, the design features generous living areas, an open-plan kitchen with island, a formal dining space, and a dual-aspect living room—ideal for entertaining and family life.

The ground floor includes a private study, utility, and guest WC, with functional access from both the main entry and rear. Upstairs (not shown here), the layout is optimised for family comfort, including a large master suite and well-sized additional bedrooms.

Large glazing units were used throughout to maximise natural light, while the minimalist render finish and flat-profile rooflines create a contemporary but timeless aesthetic. The design also incorporates a first-floor balcony with a clear glass balustrade for private outdoor space.
